Short answer
Plan around the house, not just the tank. About 46% of Hamilton County homes were built before 1960, so expect basement installs, older venting and tight stairs. Tanks typically last 8 to 12 years, per Rheem. As of 2026, the federal 25C credit no longer covers water heaters, and no Duke Energy Ohio rebate is confirmed.
Key facts
- In Hamilton County, 24.9% of housing units were built before 1940, 45.9% before 1960 and 72.6% before 1980; the median year built is about 1963, by our interpolation of Census ACS 2024 5-year data.[1]
- Rheem says tank water heaters typically last 8 to 12 years and tankless units 15 to 20 years or more with proper care.[2]
- The IRS says the 25C energy efficient home improvement credit does not apply to property placed in service after December 31, 2025.[3]
Why house age matters more here than in newer metros
Hamilton County has an old housing stock. Census data show[1]:
| Built | Share of Hamilton County housing units |
|---|---|
| Before 1940 | 24.9% |
| Before 1960 | 45.9% |
| Before 1980 | 72.6% |
| Median year built (interpolated) | About 1963 |
Those shares come from 381,356 housing units in the ACS 2024 5-year estimates; the median year is our interpolation within decade bins[1].
In practice, many water heaters in Cincinnati, Norwood and the older suburbs sit in basements reached by narrow stairs. Older homes are more likely to have a gas tank sharing a chimney flue with a furnace, galvanized or mixed piping, and no floor drain near the heater. None of that blocks a replacement. It does change the quote, so it pays to know before a tank fails.
How long will your current tank last?
Rheem puts typical tank life at 8 to 12 years and tankless life at 15 to 20 years or more with proper care[2]. The 10 to 15 year figure seen on many sites is longer than what this manufacturer source says.
Plan, do not wait, when two or more of these are true:
- The tank is 8 years old or more. Use the age decoder on the serial number.
- You see rust at the fittings or water in the pan.
- It rumbles even after a flush.
- Hot water runs out sooner than it used to.
An emergency replacement on a cold January morning leaves little time to compare quotes or confirm a contractor's city registration.
Older-home items to raise with the installer
| What you may find | Why it matters | Who handles it |
|---|---|---|
| Gas tank vented into a shared chimney | A new tank or a removed furnace can change how the flue drafts. Venting must be checked at replacement | A licensed plumber; the permit inspector checks safety devices[8] |
| No floor drain or pan near the heater | A leak runs across a finished basement | Plumber can add a pan and drain line where possible |
| Tight basement stairs | A taller or wider unit may not fit; a power-vent or tankless unit may change venting | Measure before you order. See power vent and direct vent |
| Older or undersized electrical service | Heat pump and electric tankless units can need a new circuit or more capacity | A licensed electrician |
Every replacement in Hamilton County needs a plumbing permit and inspection[8]. See our guide to Cincinnati water heater permits and contractor registration.
Who supplies your gas and power?
Your utility decides which fuel makes sense and whose rebate page to check:
| City | Gas | Electric | Source |
|---|---|---|---|
| Fairfield | Duke Energy Ohio | Duke Energy Ohio (some areas: Butler Rural Electric Cooperative) | [5] |
| Mason | Duke Energy Ohio | Duke Energy Ohio | [6] |
| Hamilton | City of Hamilton municipal gas | City of Hamilton municipal electric | [7] |
| Cincinnati and other suburbs | Check your bill | Check your bill | Not confirmed in our sources |
If you ever smell gas near the heater, leave the house first. Do not use switches or phones inside. Call your gas utility or 911 from outside.
Rebates and credits in 2026
The picture is thin, and some numbers online are out of date:
- Federal 25C credit. The IRS says the credit does not apply to property placed in service after December 31, 2025[3]. A water heater installed in 2026 does not qualify.
- Ohio utility programs. Ohio House Bill 6 (2019) ended mandated utility energy efficiency programs; AES Ohio, for example, says its programs ended December 31, 2020[4].
- Duke Energy Ohio. We did not find a current Ohio water heater rebate on a Duke page we could read. Check Duke Energy Ohio's own site before you buy. Rebate pages for Duke customers in other states do not apply in Ohio.
- City of Hamilton. A municipal utility sets its own programs. Ask the city utility directly.
Tank, tankless or heat pump in an older house?
| Choice | Fits an older Cincinnati basement when | Watch for |
|---|---|---|
| Same-size gas tank | The flue drafts well and the space fits | Venting checks at the swap |
| Gas tankless | The gas line and venting can be upgraded | Yearly descaling on hard GCWW water |
| Heat pump tank | The basement has room and air volume, plus a nearby 240-volt circuit | Electrical work and a condensate drain |
When to call a pro
- Your tank is past 8 years and shows rust, leaks or rumbling.
- A gas tank vents into a chimney shared with a furnace that is being replaced.
- You want to switch fuel, go tankless or add a heat pump unit: venting, gas sizing or a new circuit is involved.
- You find water around the base of the tank. Shut off the water supply to the heater and call a licensed plumber.
More questions
Are there Duke Energy Ohio rebates for water heaters?
We could not confirm one on a Duke Energy Ohio page as of October 2026. Ohio's 2019 House Bill 6 ended the mandated utility efficiency programs that used to fund many rebates. Check Duke Energy Ohio's own site before you buy, and treat third-party rebate lists with caution.
How do I tell how old my water heater is?
The serial number on the label usually encodes the build month and year, but each brand uses its own format. Our water heater age decoder reads the common formats. A tank in the 8 to 12 year range Rheem gives is worth planning for before it fails.
